An industrial investment property in St Ives, near Cambridge, has been sold by Cheffins for £1.8 million, significantly above its original guide price, highlighting the continued strength of the regional industrial investment market.

Brunel Court, which comprises six versatile business units, was originally marketed at £1.55 million. Following interest from more than 20 prospective buyers, the property attracted seven offers above the guide price and was ultimately sold to a private investor in December 2025.

The multi-let estate, which has recently been fully re-let, is currently generating an income of £131,500 per annum and achieved a net yield of 6.8%. The property was sold on behalf of a local family trust.

Alexander Smith, Associate at Cheffins says:

“Brunel Court offered a compelling investment opportunity for local investors as well as national property companies. By pricing competitively, we saw an overwhelming amount of interest over the targeted four-week marketing period. With demand far outweighing supply for this type of property, the number of viewings and the price achieved at Brunel Court demonstrate the ongoing requirement for multi-let industrial estates in the region, especially in the £1 million to £2 million price range. Over the past 10 years, the industrial sector has quietly delivered consistent rental growth and robust occupier demand across the wider Cambridge region. For those taking a long-term and strategic approach, industrial investment opportunities allow for not only stable income but also the potential for significant capital appreciation.”

Situated at the heart of the St Ives industrial estate, the property is in an established commercial location which is home to a range of high-profile businesses, including Screwfix, Jewson, Acushnet, SIG Roofing, and HSS. As demand and take up levels have increased, the industrial estate has seen consistent rental growth, and the best specified units locally are now commanding rents in the region of £10 - £10.50 per square foot.

Brunel Court was bult in the late 1990s and consists of six industrial units in one row. Internally, each unit provides open plan warehousing, as well as offices, kitchens and other amenities. Each unit comes with a minimum of seven parking spaces. The units all have planning permission for light industrial, storage, and other business uses under Use Class E.
